Welcome to the Tenant File Virtual Server!
What is a Virtual Server? A virtual server is simply a Windows computer that exists in the 'cloud'. Most software is currently being hosted in the cloud, including most of the Microsoft Windows products. You can access it from any remote location. Since it is the same Tenant File you currently have, it only runs on a laptop or desktop computer, not a mobile phone.

- Can be accessed from anywhere - home, office, or any place with an Internet connection.
- Prints your reports on your local printer - reports are created as PDFs, which you can download.
- Supports multiple users with restrictions - as with the current Tenant File users need to be in different areas.
- Download local backups to your computer and store away safely. You can restore files as needed.
- Familiar Tenant File user interface - the same menus, navigation and ease of use.
- Free updates - when we add something new, it will automatically be in your installation.
- Includes the new Tenant File 10 update which has new reports and features.
- Includes the new Work Order Program - allows your tenants to submit Work Orders ONLINE.
- Includes the RentalWIZ service to post your vacancies to your own web page and much more!
- Includes the Tenant File Word Processor with over 100 customizable property management forms!
Why are these changes happening? Tenant File has struggled for many years to keep up with the new releases and updates from Microsoft Windows products. Microsoft has warned that at some point they will no longer support the desktop technology that Tenant File is built upon. Over the years, we have managed to keep the Tenant File working on Windows 7, 8, 10, and 11, even though it has been a lot of work. Since we cannot determine when Microsoft will stop supporting our desktop version, we've taken actions to provide a virtual server option. The Tenant File Virtual Server version has the same look and feel as the desktop version, since it truly is the same familiar Tenant File running on a Windows server!
What about my data? All of your Tenant File data can be uploaded to your server installation. So, everything you had previously will still be at your fingertips! You will also be able to download backups of your data to your local computer instead of having to trust that your data will be safe in the cloud.
What is the cost? There is a monthly recurring charge based on the number of rentals and the number of users.
Additional charges for ACH processing and tenant screening. This is only available for users of the current Tenant File 9 Version. If you have an earlier version, you will need to update first.
- Up to 100 rentals: $50.00 monthly
- 101 to 250 rentals: $100.00 monthly
- Additional 100 rentals: $50.00 monthly (additional subscription)
- Additional 250 rentals: $100.00 monthly (additional subscription)
